Webster County Comprehensive Plan Update
Webster County has been in the process of reviewing and updating the existing comprehensive plan. The Webster County Planning & Zoning Commission along with consultants from MSA Professional Services are moving to the next step in the adoption process of the new plan, which is engaging the community for input and suggestions to the draft plan. The County's Planning and Zoning Department oversees current and long range planning functions, administrates and enforces the Webster County Zoning Ordinance, Comprehensive Plan, Subdivision Ordinance, Floodplain Ordinance and Abatement Ordinance. This includes conditional use permits, variances, re-zonings, subdivision plats, mining permits, zoning and comprehensive plan text amendments, and appeals. The Department coordinates with various public reviewing departments and agencies such as Engineering, Public Health, Assessors Office, Auditors Office, Sheriff, GIS and the Attorney's Office. Through this review process of various applications, the Planning and Zoning Department endeavors to support predictable land use planning patters along with orderly and logical growth and development, while achieving and maintaining the desired level of service expected by the patrons of the County.
Please note: The approximate deadline for a complete development application requiring a public hearing in 30 days prior to the regular scheduled Planning and Zoning Commission and Board of Adjustment meetings. Dates may vary due to available staffing, calendar anomalies, caseloads and other variables.
Zoning Ordinance
The County's Zoning Ordinance was adopted in 1971 to regulate the use of land in the unincorporated areas of the County. This Ordinance classifies uses of land into zones. Uses in established zones are required to follow allowances with regards to building setbacks and height, road frontage requirements, lot area, parking, landscaping and signage amongst other categories. Zoning establishes the minimum standards for the use of the land in order to promote the health, safety and general welfare of the residents. Building Permits
No building or structure shall be used or occupied, and no building or structure or part thereof shall hereafter be erected, constructed, reconstructed, moved or structurally altered without obtaining an approved Building/Zoning Permit. Click Here for the Building/Zoning Permit Application.
